Exchange Place

This is Edinburgh’s most significant central office development for a generation. Titled ‘Exchange Place’, the scheme is the creation of three separate speculative office buildings that forms a new courtyard around the existing Scottish Widows Headquarters. The Development is funded by Scottish Widows Investment Partnership. The Project Manager is Hanover Cube and the architects are Cre8/RHWL.
The total gross area of the offices equates to 277,000 sq.ft. The development was built to a construction budget of £52m. The Project is due for completion in 2009.
A common Car Park and Plant Area at Basement level supports each of the buildings. All the buildings are built to a Category A office specification for letting to prospective tenants.
Building A is located on the Semple Street Elevation and the gross floor area totals 77,000sq.ft over seven Floors. The building is fully air-conditioned using a 4 pipe fan coil unit system. High efficiency plant has been selected to minimize energy consumption. The Building achieved a ‘Very Good’ BREEAM Rating and holds an Energy Performance Certificate Rating of ‘C’.
Building B is located on the Fountainbridge/Semple Street Corner and the gross floor area totals 155,000sq.ft over seven Floors. The building is fully air-conditioned using a 4 pipe fan coil unit system. High efficiency plant has been selected to minimize energy consumption. The Building achieved a ‘Very Good’ BREEAM Rating and holds an Energy Performance Certificate Rating of ‘C’.
Building C is a concave geometry, sitting in-board off the Streets and the gross floor area totals 40,000sq.ft over four Floors. The building is naturally ventilated using opening windows. High efficiency plant has been selected to minimize energy consumption. The Building achieved an ‘Excellent’ BREEAM Rating and holds an Energy Performance Certificate Rating of ‘B’.
