Caltongate

Caltongate is a significant mixed use scheme next to the Waverley Station in Edinburgh. The gap site is situated off the historic Royal Mile. KJ Tait Engineers have been appointed by the developer, Mountgrange Capital to provide engineering design advice for the Project.
The mixed use development will include 231,000 sq.ft of offices, a 215,000 sq ft hotel with 200 beds, retail units and 250,000 sq.ft of residential units.
The seven storey office is situated on top of a common Podium that houses the scheme’s car parks and plantrooms. The intention is to speculatively develop the 160,000 sq.ft of net lettable space. The office will have a frontage onto the new civic square off Parliament Way. The architects for the office development are Alan Murray Architects (AMA).
Also located off the Square are a range of residential units. The majority are 2 bedroom apartments, with the remainder a mix of mews/townhouses and studio apartments. The residential element will be designed by Comprehensive Design Architects and AMA.
On the opposite side of the Square is to be located a 215,000 sq.ft five-star hotel, with 200 beds, curving around Parliament Way to the Canongate. The scheme also has spa and conference facilities, designed by architects RHWL, with a restaurant on the seventh floor overlooking Calton Hill and Leith. Further along the Parliament Way, a small block of serviced flats will be developed.
The railway arches running along nearby Market Street are envisaged as new retail units in what is envisaged as a future arts quarter. A further smaller office building is planned on Jeffrey Street.
The Development is valued at £300m. Outline Planning Permission was achieved in 2008. Demolition of the existing New Street Bus Station is now complete.
